Routine Inspections for Vacant Properties

We manage a portfolio of vacant buildings across the southeastern market. As part of our vacancy management program, we conduct thorough monthly inspections to help clients minimize costs, avoid unexpected issues, and keep properties ready for re-occupancy, redevelopment, or tenant turnover. Our inspections are a key part of protecting the long-term value of these properties and preventing costly surprises. 

Pinpointing the Problem

During a routine inspection, we discovered a leak inside one of our client’s vacant buildings. Correctly diagnosing the source was crucial because a roof leak versus a sprinkler leak can mean a difference of thousands of dollars in repair costs.  

We quickly ruled out a roof leak. Catching it early was critical. If left unchecked, the pressure in the system could have continued to build until it burst, leading to flooding, fire truck response, and over $10,000 dollars in repairs.

Quick Action to Prevents Emergency

Once we identified the source, we acted quickly to protect the building. We isolated the area with caution tape and clear signage to keep the property safe for tours and other activities without any interruption. 

While onsite, we also discovered that the packing for the fire pump system needed tightening, which we addressed immediately to prevent additional leaking issues. 

After discovering the leak, we contacted the property manager to report the issue. Our team was ready to bring in an expert from our vendor network, but the property manager chose to use their preferred vendor. We worked closely with their team to ensure a smooth handoff and quick repairs, supporting their process without delay. From the time we identified the leak to getting it resolved, it took just over six hours.

Our inspections follow a detailed checklist because we know how quickly small issues can grow into major problems. A minor leak left unchecked can cause thousands of dollars in damage. In this case, our proactive approach helped the client avoid a potential emergency, days of repairs, and the need for an overnight fire watch on the building.
